
Your Questions Answered about SF460
Over the past several days, we’ve received several inquiries in regards to this legislation (SF460: The Home Inspection Accountability Act) that takes effect on July 1, 2025. The biggest question has been “Is Wiemann Home Inspection compliant?”
Since we started our business in 2013, we have always operated our business in a manner that already complies with nearly all aspects of this Senate File. Every one of our inspectors is expected to pass the AHIT (American Home Inspector Training) exam. This exam is taken following several months of studying through AHIT. Additionally, our company is a multi-inspector member of the national inspector organization ASHI (American Society of Home Inspectors). In order to be members, our inspectors are also required to do 20+ hours of continuing education every year. We perform all of our home inspections according to the ASHI Standards of Practice. A link to the ASHI Standards of Practice is shared with every client in our confirmation emails. We also provide it in the inspection agreement, as well as on our website.
Another question we’ve been asked is if we’re compliant with our Errors and Omissions insurance, and that answer is “Yes”. We are insured by Inspector Pro, the most recognized insurance company known nationally for insuring inspectors. Our insurance exceeds the minimum requirements stated in SF460. Our inspection agreement comes from Inspector Pro as well.
Is There Anything We Need to Change?
The one key change for us is that we will no longer be able to verbally discuss or put in writing any estimated cost of repairs with clients. We’ve done this in the past as a service to clients, but according to SF460, we will no longer be able to do this.
