Mold & Indoor Air Quality Testing
When buying a home, ensuring a safe and healthy environment is a top priority. Mold and indoor air quality are major concerns for many homeowners, especially if someone in your family has severe allergies or respiratory conditions. Because the source of moisture or airborne mold spores is often hidden, professional testing provides the objective answers you need to breathe easy and buy with confidence.
Visible Mold Testing
This particular test is a swab sample used exclusively to test visible mold. If you know there is an area in the home that potentially has mold, or if we find an area during your home inspection, we can take physical sample swabs of the affected areas to determine exactly what is present.
Pricing: $130 per sample swab.
Indoor Air Quality (IAQ) Testing
This particular air sampling test is done to test for mold spores in the air. (Please note: It does not test for particulate matter, VOCs, CO2, radon, or formaldehyde).
This test is highly recommended if there are airborne mold concerns, known moisture concerns, past water damage, musty odors, or if you have severe mold allergies. To perform this test accurately, we analyze an air sample from the inside of the home and compare it with an outside control air sample.
Pricing: Air Quality Testing starts at $260 (Minimum 1 inside sample and 1 outside control sample).
Recommendation: Typically, it is recommended to test one sample on each level of a home. If you want additional levels tested inside the home, it is an additional $130 per sample/level.

Both physical swab samples and air cassettes are overnighted to Pro-Lab—a leading professional testing laboratory. The lab receives them the next day, meaning you get precise, scientific results fast: typically within 24 to 48 hours, depending on the time of your inspection.
Mold and Indoor Air Quality testing are optional add-on services and are performed only when specifically requested by the client.
