Mold Testing
When buying your home you may want to do a mold inspection. Mold inspections are a different process from the typical housing inspection and require samples taken by your home inspector. For testing for potential mold that is visible, we will take mold samples, and send them to a professional testing lab called Pro-Lab, and you will have the peace of mind of knowing if your home is safe from mold. Visible Mold Testing can be added to inspections for an additional fee of $130/sample swab.
Infrared Camera
Thermographic inspection with an infrared camera refers to the nondestructive testing of parts, materials or systems through the imaging of the thermal patterns at the object’s surface. These tools see light that is in the heat spectrum. Images on the video or film record the temperature variations of the building’s skin, ranging from white for warm regions to black for cooler areas. In the home inspection field, this tool is typically used to check for insulation, electrical, energy loss, and moisture issues. Most of our inspectors are trained and certified with 16 CEUs for thermal imaging. Thermal imaging can be added to inspections for an additional fee of $75.
Sewer Scopes
Sewer problems are often one of the most common “issues” buyers face after moving into a home. Sewer scoping is not required by the ASHI Standards of Practice. Additionally, an inspector can’t always run enough water down your plumbing systems during an inspection to detect issues, so scoping is the best way to detect any problems. However, we do highly recommend sewer scopes. Our company has a Sewer Scope Technician who performs scopes for our clients. You’ll know of any blockage that would necessitate cleaning out of the sewer line which then can be discussed with your agent and added to the addendum for discussion with the seller. By scheduling a sewer scope, you’ll have the peace of mind of knowing what shape your main sewer line is in. When a sewer scope is bundled with an inspection, you’ll save and pay an additional fee of only $230.
Radon Testing
If you’re purchasing a home, you may consider doing a radon test. Radon exists everywhere in America, but some regions are higher than others. For peace of mind consider scheduling a radon test. When radon testing is bundled with an inspection, you’ll save and pay an additional fee of only $110.
Indoor Air Quality
We offer indoor air quality testing, so you get the best air quality for your home. Our inspector will perform the test during your home inspection and send it to a professional testing lab, called Pro-Lab for results. We handle everything from collecting samples for thorough testing to expediting those samples for analysis with a quick report turnaround. Each test kit provides precise measurements of specific life threatening pollutants. We compare an outside air sample to at least one inside sample. The inside air quality should be better than the outside air quality. Homeowners with allergies can benefit from knowing the air quality in their home. A minimum of 2 samples are needed ($260), plus we recommend 1 sample from each floor of the home (an additional $130 per sample).

Many buyers assume a newly built home will be flawless, but fast-paced construction often leads to missed details. We offer a comprehensive 3-Phase New Construction Inspection process: Pre-Drywall, Final Pre-Closing, and 1-Year Warranty Inspections.
